Our Team
Report
When you prepare to close on commercial or residential real estate, you will be presented with a multitude of documents and forms that you must review and sign. Unless you are involved in a real estate profession, these documents can easily be overwhelming. Your settlement agent cannot provide legal advice or counsel and neither can the other party's attorney.
Guide To Purchase Real Estate
Report
Home ownership is a rewarding investment. Unlike stocks and bonds, it is one of the few investments you can actually use and enjoy. Financing is readily available and interest rates are low, allowing purchases with relatively small down payments. This leverage means the rate of return on invested capital can be substantially higher than that available from other investments.
The Contract Of Sale
Report
The Contract will define the details of the transaction and is a binding commitment on the parties. Oral agreements are not binding. There is no "cooling off" period to change your mind, in Virginia, unless specifically provided in the written agreement. Be sure you have carefully inspected the property condition and neighborhood.
Seller Disclosure
Report
No matter how thorough or trustworthy the seller may be, a seller disclosure is no substitute for a thorough home inspection by a licensed and qualified professional. Most sellers simply aren't trained to look for and identify the issues that can affect the average home. Before you buy, always get an inspection.
The HOA
Report
Many subdivisions have a mandatory homeowner's association (HOA). The HOA is responsible for maintaining common area, such as private streets, playgrounds and sidewalks, There may also be restrictions that limit what you can do with your property. There may be restrictions prohibiting you from erecting an antenna or storing a boat that can be seen from a neighbor's yard.
