I-Beam Inspectors inspected our home before purchase and missed several items--one quite significant. After moving in, we discovered a 4' x2' section of rot on the edge of a patio that was covered with a vinyl roofing material. Particularly because we were concerned about mold, we are disappointed that the inspector missed this. In review of the problem, it looks like a gutter downspout substantially overloads a lower rain gutter as the likely source of the water intrusion that has become a significant section of rotted patio. Now, after having moved in, we have to rip this up, expose the mold
