As the applicant you will be screened for criminal and rental history. Your guarantor will be screened for credit worthiness.

The place is nice and the rent is cheap. Maintenance is always timely and friendly! My wi-fi is always great (as I uploaded this my wi-fi crashed…oh the irony), and my building is getting new appliances and kitchen stuff this December so hopefully I can update on that? The direct bus route to campus is SUPER nice though (when it’s on time). The pool and hot tub are okay. The hot tub is actually more of a warm tub and the jets are SO aggressive they shoot UP instead of into the pool for some reason? Also idk why but people just. EAT. In the hot tub? My apartment is infested by wasps and they don’t fix it every time I put in a work order. Now my building is under construction at 7am making more wasps enter my room and waking me up with a nail gun. There is no parking anywhere near my apartment so I have to pack up my things and walk them four buildings down before I can leave. They say it’s so it can be done within three months but I highly doubt it will be finished by then. We had a 1 week notice on the parking only and there is no reduction to our rent this month.

Wish I had seen this years reviews before signing a lease last year. The reason I give 2 stars is because most of the staff is helpful, knowledgeable and useful. Otherwise, there are better options. If you’ve got friends who don’t live in the complex, good luck getting them parking (very limited street parking), they offer passes for up to a couple days, but a limited amount, and this means you must get to the office during their hours. You want a package that was mailed to you and received at 8am? You might get an email tonight or tomorrow that it’s ready, otherwise it comes off as you are

I had been a visitor here for a year before moving in and I had a great experience with everyone in the office. Since moving in my apartment has had some minor issues and the office has been good about fixing all the issues within a reasonable time frame (within 24-48 hours depending on whether it was a weekend or not). Overall I reccomend ducks village

It is unsafe to live at Ducks Village. I had a bad roommate situation that was very scary where my roommate had purchased a gun and I felt extremely threatened (also, firearms are banned in the lease). I emailed the Property Manger, Kasey Wright, about my concerns.
When I went in to meet him, he had forgotten that he'd scheduled the meeting an… immediately blamed the staff. He then proceeded to say that I needed to provide him with picture evidence of the gun; the reason I was in his office was to get away from the gun.
I provided the requested photo, but Kasey decided it was appropriate

My boyfriend and I both lived here for two years. The experience was okay, however, upon move out, they charged my boyfriend a ridiculous amount.
He was told that his subleaser confirmed that he would move in and takeover the lease on June 15th. He had previously planned on staying for the entire month, but after talking to the office staff, he was assured that the apartment would be taken as is (meaning he would get full security deposit back) and that he would get the pro-rated amount of money back from the rest of the month of June.
I was given the same deal for my apartment and I received
