I've had the honor of viewing Dan and his partners in their natural habitat as a 203K Consultant. He pays close attention to details and cares about the client's vision. I can not express this enough....be sure to be crystal clear in your expectations for the renovation project.

Dan is my 203k consultation, I can say that I am 100% happy with his services. He was patient, knowledgeable, and efficient with deadlines. 203k is a hard transition, as a customer I had to see the bigger picture and educate myself on the 203k process. If I could give a negative star I would. I usually do not write reviews, but this service takes the cake. From day one it was a problem. I should have known after reading the ONE review he has on him. He showed late for the inspection. When needed again to come out, he never showed. The inspection he provided was not thorough and unprofessional. Now that we have bought the home, we have found out there are termites in the floor board and around the window. Any other inspector could have seen that if they actually know how to do a HUD inspection. the inspection report was not detailed, nor gave

I hired Dan Morgan, Danny Inspections, to be my HUD Consultant on a rehab project. He's a fast talking salesman full of promises but he doesn't like to work. Once paid, you will never hear from him again.
He's unprofessional and has more excuses and than skills. He hides behind his arbitrary HUD rules and claims he's doing something when in all actuality, he makes the process harder. He's supposed to help clients level the playing field and choose contractors based on a standardized set of conditions, but

Completely and utterly unprofessional. Had a Saturday call with this gentleman discussing in detail my situation, my availability and that of my contractors and the work that needed to be done. He assured me he could handle and perform the work that needed to be done. I also followed up with Dan on Monday and then again the day of to make sure he would arrive and had everything he needed. When the day arrived for the work to be done it was as if our initial conversation had never occurred and he was completely confused and unwilling to complete the job as promised or to reschedule.

Above and beyond is the best way I can describe the service delivery I experienced with Danny Inspections! I would have been duped if not for the inspector's subject matter expertise! He noticed actual and potential issues straight away that would have been missed by the untrained eye! I have new knowledge and an expanded vocabulary because of my experience!
He saw exposed conduit, evidence of a termite infestation that was covered by paint. He also discovered layers of paint hiding cracks, as well as roof damage, and evidence of mold! I am most grateful however for the time that was spent investigating
