We offer inspections of condos, single family homes, multi-unit buildings and small commercial properties for buyers, sellers, condo associations and investors. We discuss the inspection options with each client to make sure we give the maximum value for the cost of the inspection. Fees are based on the type of property inspected and its price.

A home/property inspection is a professional, objective, visual examination of the condition of a home. Home buyers entering the marketplace view inspections as a way to gain valuable information about the biggest purchase of their lifetime. In most cases, home/property inspections are performed after a sales contract, conditional upon a satisfactory home inspection, has been accepted by the seller.

Inspections can normally be scheduled within 72 hours of your call. At the end of the inspection the report is reviewed with the client and the final report is emailed within 36 hours. Payments are due at the time of the inspection in the form of cash, checks, or Visa/MasterCard. While the State of Illinois does not require it, we want to give our clients that extra little "piece of mind" and carry an Errors & Omissions policy.

This review is for an inspection several months ago that I neglected to get around to, but is well deserved. Julio was in charge of inspecting our house purchase and did a wonderful job. He was extremely thorough in going through every little detail, and explained things to me in an easy to understand and helpful manner. I really felt like he took his time and went above and beyond to ensure a good experience with us. I would without hesitation recommend this company to anyone looking for a property inspection.

I worked with Brian, who did an inspection on my first house purchase. He was very thorough and knowledgeable in various areas, I was impressed how much he knew regarding everything from electric, water heater & a/c, structure, etc.
Within 24 hours I had a 63 page report, which was well sorted ("hazard, nominal, etc.). The price was very in line with other inspection quotes we received and we felt the service was premium. Highly recommended

Very pleased with the service. Julio was our inspector. He was very approachable, great at explaining things and giving you tips on how to be good homeowner if you do end up purchasing the place.
Very thorough and giving you an insight on what house you are moving into. He gave use a lot of advice on services to do before moving into the house that would improve efficiency as well, good bonus.

I am a Realtor and have worked with a number of different inspection companies. I always have to use the company that my buyer clients prefer, but many of my clients choose Inspectrum from the list of recommendations I send over- which is great, because I feel that Inspectrum does a fantastic job. I had a wonderful experience with Mike Jakubec and Inspectrum. Mike inspected the condo I was buying. He did a very thorough job, pointed out a number of issues and gave very practical advice on how to address the issues. His diligence caught one problem that could have been very expensive. As a seller be aware of inspector Michael J from Inspectrum . . . left my oven on in my home with my two pets home alone... I walked in later to smell something burning also left the grill open on my balcony . . . his report may have been thorough on behalf of the buyer but as the seller now I know to ask ahead of time who is going to be in my apartment

If you feel like shelling out $10,000 to repair builder errors completely missed by your inspector, you can hire Inspectrum. Me? I will never go near them again.
The Inspectrum inspector signed off on our rehabbed house with seemingly just a few minor improvements. He neglected to notice any of the following, all of which in hindsight would have been easily noted:
- The rear windows were not made flush with the siding when installed. Another contractor pointed this out to me, and I noticed how obvious this was just by looking. The subsequent gaps collected rainwater until the entire back wall

Our realtor recommended Inspectrum as a possible inspection company to come out and look at our new home - and I'm glad we did! We were pleased with meeting Michael Jakubec, who was not only on time but very courteous! We really appreciated his willingness to guide us in some maintenance items and walking us through how to use our new gas fireplace. Pleasant enough but totally incompetent and failing miserably to accept responsibility for the shortcomings!
Inspection performed in June, closed in August. Failed to inspect or report on third circuit breaker box which was "hot wired" so that radiant heater was on 24/7 which was immediately noted by the professional from Stanton Mechanical. Leo from Stanton, a true professional, immediately noted that problem in addition to the fan motors in the unit were on 24/7 and could not controlled by the thermostats. Leo installed two new thermostats per my request and spectrums failure to

Scheduling the appointment with Mari was a breeze and Brad was so wonderful! He gave me a lot of tips and knowledge about my condo while expertly and efficiently inspecting everything in sight. He was very thorough, alerted me to any problems he found, and was so incredibly nice.
He also brought a measuring tape and notepad just for me so that I could start planning my new digs. So thoughtful!

Brad DeAngelis did our inspection. He was so thorough... We spent at least 3 hours going through the whole house. He looked at everything and tested everything. Gave us a very detailed report. Answered all of our questions and gave us advice. On top of all of this, he was incredibly nice, amicable while still being professional and we enjoyed the time we spent with him while he combed through the house.

Brad DeAngelis inspected our 108 year old farmhouse prior to us purchasing it in March 2014. It was being sold as-is, but with some obvious deferred maintenance and cosmetic shortcomings.
My wife and I are first time home buyers. The location, style and size of the house fit our needs perfectly. Kitchens and bathrooms were dated but in good shape.
