Last week, when I tried to submit my refinance application, the bank ordered the appraisal report from this firm - Lauritano Appraisal Services, inc. When I received a copy of the report, I noticed that the estimated property price is much lower then I expected. When I examined the report, I noticed that :
1. Living space was calculated wrong. The appraisal used a measuring tape (even I offered to him a blue-print of the floor plan with all measurement detail). As a result, his estimate is 40 sq. ft off the true number.
2. They used 5 sale cases, where 4 were in a range of $470,000 to $500,000
