HSL Properties, Inc., was cofounded in 1975 by Humberto Lopez and Glenn Toyoshima. Over the past 46 years, HSL has acquired, owned, operated and developed properties in Arizona, California, Colorado, Georgia, New Mexico, and Texas, and has formed more than 100 limited partnerships and limited liability companies.
HSL Properties is the single largest apartment owner in Southern Arizona. We currently own and operate over 9,700 apartment homes in 37 apartment communities. HSL creates value for investors and residents alike by providing excellent service to residents and timely improvements to properties while controlling operating costs.

Stay far away from HSL. Their upper management is the most unprofessional management I have ever encountered. There is so much nepotism in the company that they'll fire valuable employees to keep their family members in the company even if they do WELL below average work. Don't work for this company, don't rent from this company. You will regret it. They've fired 3 maintenance workers the last month for the most ridiculous reasons. Go somewhere else, they'll pay you better than HSL ever will.

Wrote a previous review. The office reached out and asked me to call them back to see what they could do to help. They wasted my time over the past week multiple-times. They continued to screw me around and say there was nothing that corporate would do to improve the situation. I know for a fact several other renters weren't fined the break fee but they said there was nothing they can do.

They are terrible communicators. They do not respond to emails. My original lease was not given to me for over a month after, it was incorrect the 4-5 times I asked them to fix it. I had them do an addendum

At one point I really loved HSL. I was very happy in my apartment.

Then friends assured me they had covered my rent for the month. HSL said they hadn't received payment and started harassing me, trying to intimidate me into leaving.

While trying to figure this out, I landed in the hospital for weeks, unfortunately. I came home to discover they'd evicted me while I was gone. They didn't serve me, notify me of the court date, and told me I had a few days before they locked me out.

I had been in the hospital for 2-3 weeks!!

I am writing this review after having left an HSL property a year and a half ago. At that time I had nothing to compare HSL to in Tucson. However, I do now. In my humble opinion, HSL is the most poorly run multi-family management company that I have ever experienced anywhere and now Tucson is a testament to that. I diligently tried to work with the corporate office on improving the property where I lived. I was able to have poisonous trees planted in the Encantada dog parks changed out after meeting with a man from corporate. Kudos for doing that but why were the trees planted in a dog park

HSL uses your honest response to deny employment!
I was a Five Star maintenance employee at a competing Phx. property & very experienced. Then an elderly couple hurled abuse at me & made false accusations. They even broke the Bldg. Coded Access entry twice. Long story short, when I replied to HSL advert for Maintenance I told them of the CONSTANT resident abuse; HR "Why did you leave?" In the interview, HSL decided right then I was the one at fault! HSL didn't know or even care to find out exactly what the NASTY resident's actions were. HSL's competition: this Boise

The manager, Jessica Vogt needs to learn how to treat the residents here respectably, keep the place free of theft and crime, and get rent rates correct. She fails at all that but she sure knows how to threaten the residents well and put harassing letters on their doors telling them how she decided to add an extra $25 to person's rent for the month. This is how you will be treated by her if you move here, despicably! People are moving out or living uncomfortable here because of her nasty nature and treatment. HSL you need to teach her how to treat the residents here better or replace

When they say the resident is their first priority they mean the resident's rent is their first, and only, priority.

They keep the grounds and public areas nice in order to draw more suckers in. Once you're on paper, though, it's pretty much a 'screw you' to the residents.

Rude staff, lousy or no communication, surprise rate hikes. Imagine the worst apartment complex ever, and then add loud music in the middle of the night, and criminals of all sorts as your neighbors.

One of their properties even lead Tucson in murders in 2017! Yeah, they're great places to

This is a very disreputable company. I leased a brand new apartment from them and was told it was a nine month lease, but then when I went to sign it found out it was really a 10 month lease. If you do not move in on the first of the month, then they round up the lease to the next month! We had terrible maintenance problems, a mold infestation, aggressive dog breeds everywhere, fecal matter all over the property and completely unresponsive and rude management. If it says "HSL Properties," run for the hills!

I was a resident of their properities for 1 year. I would have stayed longer, but quickly learned of their scams/incompetence. After just now receiving my "Final Account Statement," I feel it is time to warn others.

After signing I received a phone call asking for fees they "forgot" to include. Being that I just moved across the country...and mistakes can be made....I complied... hoping their move-in error would be the last of my issues.

9 MONTHS into my 1 year lease, I receive a strange voicemail, stating my "rent check is not acceptable, because it is under my monthly

They engaged in a classic bait and switch telling me one thing and then informing it was a mistake, but they could accommodate me if I just paid more every month. This was done with 4 hours left for me to turn in my notice to vacate. A call to HSL was even worse, despite an employee admitting I had been told a short term lease was available, it isn't in writing so it doesn't count. I was treated rudely and was obviously inconveniencing however I had the displeasure of speaking with. If for some reason you have to move into one of their apartments, assume they are trying to take advantage

I give 2 stars not because of the Management Company HSL, it's because of our Manager Laurie at Sycamore Creek. HSL gets ZERO Stars. Lori Irwin has done her best to make my stay here, almost six years awesome, she is great asset to the company and the company is very lucky to have her. Unfortunately HSL Management only worries about collecting money and have high occupancy and that's horrible. The owner claims he is family oriented but yet I would say over 90% of the employees have never met Mr. Huberto Lopez. Owners need to remember, you can't run a great business if you don
