I moved in June 1st. I toured in May and immediately fell in love. I have a modest budget (I’m a teacher) and didn’t think I’d be able to afford a place downtown that I’d feel comfortable in. This place seemed too good to be true. I went ahead and decided to take the chance and signed the contract. I ran into some issues with having help moving the week I needed to move, and the office staff was very accommodating with my needs! Since being here, I’ve had nothing but friendly interactions with the workers and residents in this complex. The location is top-notch, and I am very happy with

Time is a bit of an illusion here and I don't mean that in a historic kind of way. Repairs that I was assured would be done before I moved in? Nearly four months later they're still not done. Something meant for tomorrow gets pushed to the next day. When they say "this week" they really mean "sometime this month" and seemingly shrug it off. "Soon" is code for hoping people forget it is even on the agenda (hall carpets at the end of July, anyone?). The windows being replaced in my apartment was mildly infuriating and one of the more miserable experiences I've had with any apartment in Wichita. Months

My husband and I sent several emails to inquire about a space with Eaton. We asked the usual questions: what is the area of the space? can we look at the floor plans to see what is available? What bill would we pay and what is the average?
Our inquiry was never answered via email. I had to call to get a response and that response was, "You just have to come in, we dont have that information". My husband and I both took off work early to visit the Eaton and get some answers. Upon arriving we were met with several firemen congregated in the entry way. We waited for 20 min before the lady approached

First this place deserves 0 stars at the most. I wish I had time to write into more detail how HORRIBLE this place is. I don’t even know where to begin. They break common Kansas renter laws and have been given multiple warning of this. They have a very structurally unsafe building which has been proven by city inspectors. They lie and go into your apartment without notice to open work orders. And speaking of work orders, we had MOLD in our apartment HVAC and when we notified the office of this they responded by merely wiping it off of the vents. Been living here for two years and the new change in management is very obvious. Cynthia an approachable, friendly and efficient manager, who has created a wonderful welcoming ambiance as you walk into the main lobby which hasn’t gone unnoticed!
Great to see someone who cares, trying to create a positive homely environment for all the residents to feel safe and fully enjoy living at Eaton Place.
Not forgetting a special shout out to Jane and Russ - always super helpful!

Do not fall in the trap of the beautiful exteriors of this historic building, because i assure you that is the only beautiful thing that you will see there.
If you are looking for an apartment in downtown i strongly recommend checking some of the brand new complex that just opened their doors around Downtown. You will find that just for little bit more every month the others complex are much more worthy!
Think that these new buildings will make you save every month in your utilities, electricity for example. At Eaton Place your air conditioning will run through your wood old and bad sealed windows

I love my apartment. I've never had any issues with the staff. Kathy Wulf is a really nice lady and I go to her for everything. I'd recommend Eaton Place to any of my friends. I'm 10 min. from my office, so that's a major plus as well as the unit having it's own washer and dryer. I've met and spoke with several tenants and I've never once had any noise problems with my neighbors. Close to old town and public transportation.
