Move-in/Move-out Checklist

Your first month's rent and security deposit, along with any other applicable fees, must be paid at the lease signing. Please check the total with our team in advance. Your move-in date and all relevant inspection information will be provided at the lease signing. As a JMZ Management tenant, you are responsible for keeping the utility accounts associated with your rental home in good standing.

JMZ MANAGEMENT'S standard management fee is 10% of the rental income, with a minimum fee of $100; however, we do offer additional discounts for clients with multiple properties - contact us for a consultation and custom management package. A $1 ACH transfer fee is imposed by the bank if you choose to receive your monthly owner disbursement via direct deposit.

We cover the entire expense of marketing your property in our flat rate new client sign-on fee. In most cases all we charge is 10% of the monthly rent to manage the entire process (with a monthly minimum of $100). We strive for a 360 win, which means we want everyone involved to be happy. There are cases in which we have to charge a flat fee minimum, but we do offer discounts for our clients who have 3 or more properties to manage.
