We are dedicated to keeping our apartments comfortable, clean and attractive, and that includes continuous renovation of our older properties.
Security Deposit Information

Check around, DABCO has some of the lowest Security Deposit amounts throughout Pullman. DABCO also has some of the highest quality apartments, clean and in good repair when you move in. At the end of your lease, this deposit is used to cover any expenses necessary to get the apartment ready for the next tenant that goes above normal wear and tear.
Smoking Policy

DABCO Property Management does restrict smoking of all substances in the apartment units we manage. The vacating tenant(s) is 100% responsible for the cost of any and all painting, cleaning, deodorizing and/or replacement of fixtures (including drapes and carpets) required to remove nicotine/smoking residue and odor from the apartment unit immediately following their tenancy.
Pet Policy

Birch Hills was built with pets in mind; amenities include a 1-acre enclosed pet roaming area/dog park, pet washing stations, and outdoor kennels (for temporary short term usage). We have no size restrictions on dogs but all pets must be indoor pets; limit 1 pet per bedroom plus one. Exceptions to this rule must be pre-approved in writing from Management.

I lived in an apt. owned by them in Pullman WA 2020 with 2 other people. Woke up one day and the bathroom/hallway was flooded by a plumbing issue out of our control, yet still got charged about 1.5K for it. Argued with the leasing office numerous times and they handled it terribly, switching management while the I was trying to fix the dispute, inconsistent emails, and unclear invoices. They sent the bill to collections before anything could be fixed, took our deposit, and still are charging us a remaining balance for it. Lots of other bs I can go on and on about from these guys but I suggest you

I have lived in 2 different DABCO apartments (Churchill and Pimlico) and I have been very satisfied with my experience for the past 2 years! The apartments are comfortable and convenient, the grounds always look kept up, and the neighbors are always friendly. Christina Couch is always helpful whenever I come in to pay rent, put in a work order, or even just if I have a quick question. Overall, I would recommend living at a DABCO apartment to anyone!

Management went above and beyond helping me when moving out during the middle of my lease. I've rented from a few different places and DABCO has been the best so far. They thoroughly clean each apartment before any tenant moves in. They are quick to respond in the case of an emergency. They continually try to update the apartments to make them better for tenants. You can tell they genuinely care about their tenants as well. They are a little pricey, but that cost is well worth what you get from them! I would definitely recommend them to anyone!

At home, so thankful to have a property management team that treats their tenants like family. The small town hospitality is the place where your son or daughter is craving. Perfect for undergraduates, graduates and young professionals.
Christina at the Pimlico was a tremendous help while living away from home. She was always helpful and went out of her way to make the residency a place of serenity.
Taylor recently helped me find a place to live at Providence Court, she showed four different apartments and was cheerful throughout the process.

When I first moved into the apartments, I was impressed by how clean the apartment was. The complexes as a whole are kept very neat and landscaped. Management does a good job of keeping noise levels at a minimum. For a college town, these apartments provide some peace from all the campus activity yet they are close enough to easily walk or ride the bus to campus.

They are the definition of thieves, DO NOT RENT AN APARTMENT FROM THEM. If I wanna list the horrible things I experienced, it would a whole book. Most of their units are empty for a reason. They make money by ripping people and poor college students off, worst experience I've ever had. I had to rent an apartment soon when I came here so didn't look throughly, and I was ripped off terribly. The money is not the issue, it's just the way they operate and how they are. Vultures

If I could I would give Dabco 0 stars based on their unprofessional, unhelpfulness, and unsatisfactory customer service. For being a "college town" and realizing that we are all students, they do not do much to help college kids out. Not only do they charge for garbage being left out on your own doorstep, but they charge ridiculous amounts when trying to move out, for example carpet cleaning, etc. They are incredibly unhelpful when trying to move out and do not try and work around your schedule or help to accommodate you. If I could I would give this place zero stars. The customer service is terrible. I lived here for two years and when we moved in we inspected the apartment. We noted thins that seemed damaged or worn but didn't go into nitty gritty details like small knicks here and there. When we moved out we cleaned the place top to bottom knowing that it was very clean when we moved in. At move out we were charged $500 and not given much explanation. The front office staff have no idea what they're doing. They have miscalculated my account balance multiple times and are constantly overcharging. The buildings themselves are fine, but definitely not worth the price and hassle of having to deal with the management.
The front office girls cannot answer a single question and the managers are never there, nor do they return any phone calls. Very unprofessional staff.

I was living in pimlico. This office woman Tracy is a really mean piece of xx!!! She slup the door infront of me and my friends! Because she did not understand us and did not hear us. I have lived in the Emerald Downs apartments for the past 8 months, pets are not allowed here (not even cages ones) which is a huge bummer. The best thing about renting from Dabco is the speedy maintenance. I had requested a maintenance job over Christmas break when I had gone home and when I got back they had fixed it right up!

I was in need of temporary housing and fortunately I found a sublet (1 BHK) in Emerald Downs. I was truly impressed by the structure and organization of the apartment. Above all the ease of paper work by the office ensured no hassle and the administration was very efficient in all maters.
For the record, I want to come back to these apartments. Since I am moving to On-campus housing, after the lease I would be looking forward to sign the lease again at Emerald Downs.

I've been with Dabco for three years now at two different locations and they've always been super friendly and ready to help whenever I have a problem (which has been infrequently).
They respond to requests for work within a couple of business days with no problems and the manager at Providence Court (LINDSEY!!!) is freaking awesome. Always there to help and if you need to pay rent a couple of days late, all you have to do is ask.

I've lived in Providence Court going on 2 years now, and couldn't be happier. They're quick to respond to work orders and their front office staff, Lindsey, is super stellar. other ladies at the main office are usually pretty on top of their game, also.
Dabco is pretty moderately priced, about the same range as any other apartment you'd find in Pullman for the same quality. Same move-in and move-out policies as most places, and it's easy to switch between apartments they manage or extend your lease.

My husband and I are moving to the Pullman area in July. This is one of the only places in the city we have found that is dog friendly! Jill has been very helpful and accommodating as we make the move to Pullman and not knowing much about the property or area.

Pros of living @ Maple Valley Apts:
Bus stops right outside my apartment, and comes every 8 or so minutes. Going home is pretty quick as well.
Some apartments you can even see the bus coming from up the hill so you never have to wait outside.
Spacious for what you pay
Kitchen is a good size and appliances are up to date
There is always parking where I live, but I know that the apartments near the entrance lack parking
Cons:
1st floor - you get a few spiders during the warmer months
Floors are thin, I can hear my upstairs neighbor all the time
Maintenance is slow to respond during beginning

I lived in Aspen Village from 2005-2009. My apartment was clean when I moved in and I was surprised to get some of my damage deposit back when I moved (after four years, that's impressive). Maintenance was done in a timely manner by very kind professionals.
DABCO wasn't a "party complex", but I did constantly hear footsteps from the crazy lady upstairs who wore heels at ALL times. Otherwise, it was pretty quiet.
Aspen Village was excellently located. You can almost always get a seat with express 1 or 2 before it gets really crowded. Also, you can avoid most Game Day Traffic
