In order to perform this inspection, we need the permission of the owner. We should have access to all parts of the exterior. Any security systems will need to be shut off during the testing, which can take several hours. We use standard industry practices for conducting the moisture tests, which includes the use of a penetrating probe meter to verify the moisture content of the structural wood and sheathing of the building.

Yes, we can still inspect the house, but there will obviously be a few limitations, the largest being the roof covering. When roof coverings are buried in snow, they can't be inspected. It's a lot more work for us to inspect houses when there's a lot of snow on the ground, but it's OK. We don't charge any more for the inspection when we have to trudge through the snow.

A typical home inspection will take 2-4 hours to conduct, depending on the size and condition of the home, and how many questions our clients have - we love questions. For first time buyers, our home inspections provide an excellent education on ownership and maintenance of the house. For the more experienced buyer, we'll focus more on major issues and general building science.

Our radon testing services are designed for real estate transactions: we give a quick turnaround with 48-hour testing. We use continuous electronic monitors that give an hour-by-hour breakdown of the test results, and we have three licensed radon techs on staff. If you're interested in having your own home tested, your best option is to purchase a Do-It-Yourself test kit.

While any type of exterior wall cladding can experience water intrusion, the failures that happen with stucco are far more expensive and usually far more extensive. The city of Woodbury has an excellent position paper on Stucco houses that should be required reading material for anyone buying a stucco home in Minnesota.
