New Home Inspections
Report
Many homebuyers have notions that just because they are buying a new home, that they can bypass the home inspection phase of the process. Not so fast. A new home is just as likely to have defects as an older home, either structurally or mechanically. So the materials are new, the structure is new, the paint is fresh, the heating and cooling system is high-quality, and you've been told the shingles on the roof should last nearly 20 years.

Homes and condos need you to turn on the faucets, flush the toilets and run the water heater on a regular basis. They need the windows to be opened from time to time to get the air circulated throughout the house. Most importantly, they need someone to be there if something has gone wrong. If the foreclosure process is complete and the property is bank owned (REO) the home will be vacant and usually boarded up with no ongoing maintenance.

We scheduled my inspector, Derek, late in the week on a Wednesday, and he was able to come in on a Saturday to do the job. Derek was on time, and he was able to find street parking in the area, so he didn't ask us to help pay for his parking. He was very thorough in his inspection, and I felt he identified problems in the apartment that I otherwise would not have found.
The cost of my 2b2b inspection was $450 with a $100 deposit and $350 final payment. Derek accepted a $350 check as final payment, although my email confirmation said the inspectors are not able to take checks. YMMV whether

This is my second time using this Home Inspection company. On my first Home Inspection for a single family home in the north suburbs, i was introduced to Geo who did a fantastic job on the inspection of a house i was very interested in purchasing at that time. He thoroughly inspected that first home and was very insightful to what issues it had and what repairs or issues to address that may be needed going forward. Worked directly with the agent to get started on the inspection early, walking me through each item and gave me appropriate recommendations while highlighting items to bring up to the developer. The report was compiled and sent out very quickly, easy to read with well documented details, pictures and commentary. Geo from First Choice Inspectors was very professional when inspecting our potential home. A home comes at a hefty price so it's good to know what might be missing or not working in a new build. He even sensed that the process was a bit intimidating, but he advised me on every step in the process, and he invited me to ask as many questions as needed. I've used several home inspectors and can safely say these guys were the absolute worst. They missed several items which are now costing me thousands to repair. Basically, the entire HVAC system was broken, which they spent only a minute looking and confirmed worked perfect (not even close...). The AC condenser coil was completely screwed, there was no refrigerant which means it couldn't have worked at the time of the inspection, and the furnace didn't even blow hot air for more than 5 minutes in the winter, which was the first time I realized this inspector was garbage. I skimmed Michael's response and his unprofessionalism is rather laughable. In January, he emailed and said that he stopped responding to my emails because he got in an accident and so was taking a few weeks off (which I respected).

Joe was incredible, he showed up 10 minutes before schedule, introduced himself and immediately began inspecting the outside of the house we were looking to purchase. Geo was my inspector. I’m a first time Condo buyer and Geo was exceptional. He was thorough and extremely knowledgeable. He explained every area of concern that he discovered. He took his time and explained the importance of proper furnace maintenance and servicing. Update: There are several issues with the chimney and roof of the home we purchased that First Choice did not adequately advise us on. While i understand their scope only goes so far, I would expect the inspector to open the flue of the chimney to see if in working order. If that had been completed, we would have avoided a MASSIVE problem.
First Choice provides an adequate "once over" of the home, but they do not go above and beyond. Unfortunately, I would not recommend them to anyone for this reason. As first time home buyers, we needed an advisor...First Choice was not a sound

Kim was amazing!!! This is our first house and she went through it little by little pointing out things to pay attention to. What to watch for and great recommendations on what to fix in the future. I love that she did her job so professionally while still talking us through the little things we wouldn't of known to watch for without her.

Fabulous customer service as they immediately responded to my request here on Yelp. It was easily scheduled via online and Russ our inspector was able to inspect our anticipated new home in a timely fashion. A down payment of $100 was required upon scheduling, the balance was required the day of inspection. They accepted different forms of online payment, including Zelle. They also provide a sister company if you require radon testing, which was rather helpful.

First Choice Inspectors did our original home inspection. Our inspector, Kim, was very professional. She arrived on time and explained her process to us. She was always willing to answer any questions we had and was very personable. She provided a detailed report in a timely manner. Kim even took a look at our sauna using her heat gun, which is not a service that is typically done, but we really appreciated it! We worked with the owner, Michael, to resolve an issue with a contracted worker who was not part of the inspection team, and he personally took care of the matter until I was fully satisfied
