I lived in Abbey Road Apartments, managed by Rainier, for 3 years and finally had enough a few months back. The Abbey Road community (created by the residents themselves) is great. Management is not.
Turnover for Rainier / Abbey Road office staff was constant. If you were lucky sometimes you'd have people working there who cared about the job and the tenants, but most often they did not. Dishonesty and neglect when it came to pest control, resident relations, and grounds and amenity upkeep was the norm.
I wouldn't choose to live in another property managed by Rainier again, and I'd recommend

Rainier Properties is the worst company that you will ever do business with. Their employees are thieves and liars. If you are reading this and still decide to do business with these con artists, then you deserve to be scammed. Ranier does not understand human decency. They let one of their units suffer severe water damage during the winter storm to the point where the ceilings in every unit have fallen in and are leaking water. It is now 10 months later and they still aren't fixed.

Literally the worst rental agency I have EVER experienced and I have lived in Brooklyn, Berlin, and Richmond, VA. I’ve moved out of their 24 Flats property on May 1, 2021. Five months later I got a notification on my AND my Co-signers credit report saying I have a delinquent bill with this company. NEVER got a notification from them in ANY way (no email, no letter, no call, no text) that I owed money once my lease ended and now therefore have a derogatory mark on my credit report!
DO NOT deal with them if you have to.

NEW RESIDENTS BE AWARE: If you’re going to live at a Rainer Properties apartment complex, make sure you always put your work orders in as soon as you have an issue. This helps for 2 reasons, the second being the most relevant to Rainer:
1. Always putting in work orders promptly can help your apartment issues get taken care of quicker. If you slack on a slacking maintenance/management team, they’ll only slack more.

I lived at River Oaks for 8 months and Warwick for 4 months. Neither apartment was bad, but they weren’t great either. At River Oaks we had about 12 roaches in our apartment and at one point we heard mice/rodents in the vents but never saw anything. Warwick wasn’t as bad, but a 2 bed room is about 760 square feet instead of the advertised 950. The reason for the one star is the management. They pick up the phone 1/5 of the time. I’ve only been here since December and still have 7 more months to go. First of all, the amenities in Oak Park need to be replaced. My AC hardly ever works correctly. I constantly have a leak coming from my bathroom ceiling. Maintenance will come in, check it out and promptly leave without doing much, although I can’t blame them because it appears as though there are only two maintenance men at this property. Rainier was very unhelpful and unresponsive during the winter storm, giving us no updates and not offering us water from an empty unit with running water until we went several days without

I have been trying to get an application and lease agreement at one of their properties. I am now on week 2 of contacting this company on a daily basis. They don't return calls or emails. I went back and looked at reviews on all 13 properties that they manage and it is an average one maybe two stars due to poor management on all levels!! Really really sad when you are in a desperate situation and need a place to live and are unable to obtain that due to incompetent people. Please notice that all the 5 star reviews are from phony "Google Users". They are scam reviews!

Beware of Rainier Properties and their leasing policies; I asked for assistance, and did not get it until after the quote deadline has passed; I am beginning to think this was intentional to get me to pay another application fee. While this is my fault for being so trusting to landlords in the first place, beware to those who wish to pursue these properties as a place to live.

Please steer clear of these properties. I haven't even finished out my lease at Oak Park and I can't tell y'all enough about how terrible the team here is. I have emails and phone calls and maintenance slips documenting all the complaints and repairs (that took MONTHS and multiple phone calls from me) since day one.

I would choose 0 star if it is possible. It is so sad I need to give at least 1 star to write a review.
I lived around 2 yrs in the Marks APT they are managing. Sometimes they did not explain situation clearly. Last winter, due to some gas problem, I have to stay without heating for 1 weeks and I did not heard any detail explanation from them.
Everything is old, so easily got damaged. In the APT, only have tiny 3 windows but one is not working. When there is some problem it is hard to get service quickly. However, they have a no excuse, severe late charge. So if you late 3-4 days to pay rent

Update 2020:
I am signing my third lease here this year. This last year I had a noisy neighbor that liked to party. It felt like I was sharing my apartment with my neighbor. I was so upset I was going to move. However, I spoke to David and he was a lot help. After talking to David, my neighbor started to be quiet and I had my own apartment back again. It felt great! It was so nice to know that management cared and was in control. I love these apartments!

I went by the office today and met Texie. I was having a really bad day, rushing from work on my lunch break and I didn't have time to view the property I wanted to look at because I had to back at work in the next 20 minutes.
From the minute I was introduced to Texie she was professional, courteous and KIND! She could tell I was having a bad day and made me feel so at ease and offered to take me to see the apartment after I got off work. She is truly a cut above anybody else and you can tell she cares about the people she helps. She made my whole day turn around and now I'm confident

AVOID AT ALL COSTS. I moved here when I came to Austin as a sublease so that I could become more familiar with the city. If I liked the current apartment, the plan would be to renew my lease. It could not be further than the bare minimum experience I expected. This is specifically for the Kensington property.
I AM SO GLAD TO BE MOVING. The service staff is AWFUL. When I moved in, I was told management just change, and now that I'm moving out, SURPRISE, management has changed. In all these changes one thing has been consistent: NO ONE KNOWS THAT THEY ARE DOING.

NEVER rent from this company, they are a scam. Before I moved out of my apartment, I spent three days deep cleaning it and made sure it was in perfect shape. However, after I moved out they charged me hundreds of dollars for damages, but could not even clearly justify why they charged me. They claimed it was for "cleaning the fridge" despite I had already cleaned it very thoroughly. Even if it was very dirty, why would it take hundreds of dollars to clean it, anyways? Does not make sense.

I've lived at a Rainier managed property for a couple of years now. I like that they are a local company. The apartments are older but the one I moved into was beautifully remodeled so they do a good job at keeping them up. Their maintenance is really quick to respond too! I'd recommend leasing an apartment from them.

I needed an apartment and a quick move-in date due to a change in circumstances. Patrick helped me out immensely! I was originally going to have to wait 3 weeks for renovations to be completed before I could move in, but he was able to get the work done two weeks early so I could spend Christmas in my new place. Everything was smooth and I am much appreciative of all the help that Patrick and the Rainier team offered me. My new place is gorgeous and I feel right at home!

This company is horrible. They have zero follow up or concern for resident issues. I was leased a dirty apartment and they ignored my appeal re: the breed restriction list. (Boxer, really?) Then, I discovered I live underneath a combative, mentally unstable girl. The property was very slow to initiate the eviction process, despite calls from several residents to the office, police, etc. I have been living with noise and lack of sleep for two months. They have offered to do NOTHING, and put my complaints "in a file." File this..Rainier sucks.

I love to live at Oak Park Apartments!!!
I live here for about 3 years and I have no complaints. Actually just complements!!!!
I love the pool, I love all the plants around the complex, my neighbors are awesome.
Very quite complex !!!!
But what I like the most are the wonderful people that work here. They are always super helpful and friendly especially TEXIE that works in the office. She is a wonderful professional that always help me out with anything that I need.

I am currently staying in The Marks Apartments on Speedway which is managed by Rainer. I love the apartment, it is lovely and the maintenance is always timely. However, the leasing office is exhausting. I had issues for four months with not receiving e-mails or notifications in regards to changes of policies, my utility bill, etc. I would call, e-mail, leave notes with my rent check, and nothing. Finally, someone with a bit of experience found out that they had not input my birthday or move in date and therefore their system showed that no one was living in my unit. DO NOT LIVE AT THEIR PROPERTIES. I mean it. Find somewhere else. They will charge you exorbitant amounts in late fees, when it was a fault on their system's end. The staff is nice enough (I guess) but will not give you any answers or go out of their way to help. There are so so many other options in this town, save yourself the hassle and stay away from Rainier.

I live in the Su Casa apartments on 39th and Speedway. The complex itself is the perfect size, opens up to a courtyard perfect for sunny days, and is the perfect balance of groomed and ivy-covered.
Moving in/figuring out the lease was made very easy with the help of a great management staff. Was very impressed with how clean the apartments were upon moving in. Though not a new complex by any means, everything is in great shape; the cabinets had even been freshly painted. Though we've only ever put in minor maintenance requests, they've always been addressed quickly.

I live at the oak park complex on duval and 45th, me and my roommate moved out in a hurry from our old place after a fire, and the management was super helpful and accommodating. Maintenance request that I've submitted are always on time and the staff in the office is always helpful.
I haven't had any real complaints, from the outside the place looks kind of like a maze but the apartments inside are very spacious and nice. A huge plus for me is the big windows and access to natural light.

I would definitely recommend that anyone considering a Rainier property turn and run. They reel you in with the convenient locations and decently priced rent, but once you've signed a lease things go downhill quick.
First, my air conditioner has not properly cooled since I moved in. I've called maintenance to check it out several times, and each time they've come in, confirmed that air is flowing out of the vent, and left claiming I have a functional AC. The problem is that hot air flows from the vent, and save for early morning hours of cool, my apartment is stagnantly humid
