Screening residents is the most important aspect of the successful management of rental property. The application processing is performed by our team. In general, we look at an applicant's past behavior and conclude that their future behavior will be similar. An applicant must demonstrate a history of being a good, responsible resident or homeowner as well as meeting industry-standard financial criteria.
Maintenance
Report
All maintenance requests are directed to our office either through the resident portal, by mail, or by calling the office directly. If the request is not an emergency, we ask the resident to go through the preventive checklist provided. The resident is asked to check breakers, reset buttons and switches, and so on, to solve the problem themselves and/or to more fully determine the nature of the issue.

As most know, working with property management companies can be absolutely awful, however, my experience with Nichole at Property Society was amazing. She took over the management for the place I was staying and truly turned the experience around. She was available, empathetic, and extremely quick to act and respond. I am very grateful for her and the attentive manner in which she attends to her job.

They have one property manager that manages several properties and makes it impossible to keep up with residents requests. Horrible property management company I do not recommend renting from them. They also add extra fees in your lease like yard maintenance when they never do yard maintenance. If I could give them a zero Stars I would

Since I moved in I have BARELY had maintenance requests fulfilled or even responded to. (Maybe like 1 or 2 out of… probably 30 requests at this point). They have marked them completed and deleted them without contacting me. I cannot ever get ahold of the office.

Horrible experience renting from them. There was no walk through when we signed the lease and we were instructed to work out the deposit with the previous residents, not knowing how much damaged they caused. Thus was held above us and we were basically taunted for doing so and told we wouldn't get our money back. It took five times for our landlord to write our lease with the proper names and dates. When moving out there were no instructions and then we were reprimanded for leaving the keys inside when they had out a lockbox of our door and should have a copy of the key to their own property. I worked with Stephanie Hill to sell my house. I was trying to take care of everything myself before I called Stephanie. Stephanie came to the house did a inside and outside walk through and let me know what needed to be done in order to receive the amount I wanted for my home. She also helped make arrangements for the work needed to be done at reasonable prices. The day the house was listed I received a full offer in 6 hours. I was walked through the closing process to make everything easy. I would highly recommend Stephanie Hill - she is awesome.

I have been working with Stephanie Hill at Property Society for property management or sale of my homes since 2010, and the experience has been the best ever! She has also helped me as a realtor to sell homes and I cannot speak more highly of her and the tools and resources provided by The Property Society. My agent, Stephanie Hill, has always been quick to respond to text, calls, and emails with rapid response to any of my needs. I can pay my rent with the press of a button very month too. We’ve been renting with The Property Society going on 7 years now! We are so appreciate of how they’ve communicated and helped with all of our rental repairs and needs over the years. I have lived in the same duplex under the management of Stephanie and the chief engineer Jose for 7 years now. There hasn’t been 1 problem, issue, or negative situation I’ve been in. If there ever needs to be something fixed or replaced, they are persistent in finding a solution every time. They make a stressful situation way more easier to deal with. For example, one time my stove stopped working and they replaced it for me within a few days. It was even better than the 1st one and also looked a lot better. Do not rent from The Property Society. I leased a studio apartment from them for a year and the majority of my time living there I was extremely frustrated with management. They are extremely negligent and hard to get ahold of when you have a problem. The property I was living at was undergoing exterior renovations that were supposed to last for 9 weeks. The project ended up taking 4-5 months. The dumpsters for the property were always overflowing because the construction crew would dump their materials in them.
