If a lender hires this company, I would have to say request another company be used and if they refuse change lenders. The appraiser used a comp that was almost a year old. He was told in advance why he should not use that comp but he used it anyway and didn't make an adjustment for the huge jump in the market in the previous 12 months. The low appraisal killed the sale. The seller ordered an appraisal from another company the same week and it came in 12% higher (and over 99% of the sale price). The appraiser also wrote that the property was in a different city than where it actually is and that

There are other negative reviews which leads to me to think that there could be multiple appraisers working for this company but at least my experience was positive. Appraiser selected the correct comps. Because the work is so thorough, it can take 2-3 days longer to receive the report than others who might offer a quicker turnaround but a lower quality of work. I think it’s worth it to wait 2-3 days to get the accurate appraisal.

All the below mentioned comments especially the bad ones are accurate. I saw all these reviews before our appraisal appointment, and since we were on a tight timeframe with closing and since they are pretty old, we decided to go ahead.
I kind of secretly hoped that they had changed their ways of working.

Run in the other direction. Tried to refinance a few months back and the bank used these guys. The appraiser, Jorge Machare, chose comps in a totally different neighborhood (and consequently a very bad neighborhood) and valued my home at the same amount I had bought it for 4 years back despite my adding significant improvements and the values in my neighborhood skyrocketing. When I asked the appraiser to reconsider and even provided more appropriate comps as examples he was defensive and refused to consider them. I would give zero stars if I could. This appraiser is a joke. They use forclosed property values and are disconnected from today values as they look only to give your place the lowest price. His car shows: "Buying Homes for Cash" when he arrived. His appraisal came $40 K less what we paid for and $100K lower comparing to homes like ours are selling for. What a waste of time, stay away as they have no clue what they do...

I have been using MAC appraisals for over 10 years and they have always been very accurate with their appraisal evaluations. Jorge Machare is a very reputable and experienced appraiser and it really bothers me to see people post bad reviews just because he did not appraise their properties for the value that they want for their over priced properties. Plenty of other appraisers out there that take their time and make intelligent evaluations. I would stay away from this one. He is rather rude and very unprofessional. I laughed when I reviewed his appraisal comps. I found plenty of better ones, instead he used bank owned properties that where falling into the ground outside the direct neighborhood. Yeah maybe he should go back and read more on USPAP. Awful.

If there was a spot for no stars, I would have put it. STAY AWAY from this appraiser. If your bank uses this vendor......get a new bank for a Mortgage. Firstly, the appraiser was not friendly at all. Not that I really cared about that, but it gave me an initial impression that he was not going to be fair with his appraisal. I new from the start, just from his attitude, that my appraisal would not be satisfactory. I had an appraisal for my home a month before from another company through a mortage broker (bank). I felt I was being taken advantage of from this mortgage company especial with closing
