First day we move in and our bathroom smells horrible from the person below us smoking cigs in their apartment. Not happy at all about it and all they said was that maintenance will seal our plumbing so the smoke wont come into our apartment. We will see how well that works...

Love it here! The apartments are spacious and beautiful! The location is great: Outlets 10 min away, trains to Philly are a 20mim drive, and lots of trails are a few minutes away too. I love that it's a quiet, clean area with families. Lots of nice shared grassy area for grilling, gym, pool, and tennis courts. My electric bill is also reasonable (I lived in KOP in a place where my electric bill was almost $200/mo for a 900sqft apartment! And mind you I was trying really hard to keep the AC and heating use to an absolute minimum... ) Maintenance is fast and polite, I never hear neighbors, and I

I am a resident of walnut crossing and would advise those looking for a new apartment in the royersford area to look elsewhere. The price is attractive initially, but the reason the price is lower becomes apparent when you deal with the staff. When I locked myself out of my apartment, they typically give you a set of keys to be returned free of charge. The girl at the front desk this time decided there would be a 50$ charge to provide me a spare this time. Seemed arbitrary. I should note it was pouring rain when I requested the key... I also had incredible difficulty scheduling repairs and getting

Good community. The apartments feel spacious. Close to 422. Staff is friendly. Overall the community is well maintained. Although Tennis Court could be better. Lot of options for shopping near by. Premium Outlets and Costco is 10 mins drive.
