It is the responsibility of Magnolia Title to assure that the property title is clear of issues and defects that may affect the title. Once that is determined, closing can take place and title insurance is issued for the property. Title Insurance is insurance that is paid one time and will protect the lender and/or owner against any claims that may be made against the property.
It is our responsibility to have all necessary documents prepared for closing, collect and distribute funds and ensure that all new titles, deeds and other documents are filed appropriately. We make it a point to make sure that the buyer of the property understands the terms and conditions of their loan and answer any questions they may have pertaining to the closing process.

Hensley is our relationship and coordinating assistant and is responsible for greeting clients, thoroughly reading Contracts, ordering title examinations and assisting in making the closing process go smoothly. Morgan Greene is are our closing coordinators and are responsible for customer service, general office duties and assisting the closing agents.
