While at BU he was active at the Hillel, Vice President of AIPAC, had a radio show at the student station, announced BU basketball games, played on several intramural champion softball and football teams and was the lead in the Arthur Miller play Broken Glass.

The answer is that it protects you and the lender i.e. For example, there may be back taxes due on the property that need to be resolved before the transfer of title is completed.
