I want to educate my home buying clients about the property they are purchasing. I also offer Pre-listing sellers inspections to my clients who are selling their home so that they can avoid any unexpected surprises during the selling process.

Ever so often please check under your kitchen sink to check your disposal for leaking especially if it is a Badger brand disposal. This specific brand has a tendency to fail at the plastic welds toward to top of the unit. This is the most common brand to find and most likely to leak due to this cracking.

So this is was not good. This home had a bit of a termite problem. Odd as it sounds pressing on the wood gave me the same feeling you get when you have a sheet of bubble wrap. Anyway the termite inspector we had out with us followed up on this find and wrote a professional report.

People new to Florida buying homes often think a termite inspection is not need because the houses are concrete or block, True they mostly are but the roof is where the wood is and these termites have wings.
