Based in SW Portland, Oregon and serving the greater Portland area, Salem, and Eastern Oregon. We are a family-owned business that specializes in the management of single family homes, plexes and apartment buildings. In addition to managing for others, we have our own large multi-family investment portfolio, which means we understand the complexities of investment property ownership.

We will manage your properties the same way we manage our own - without gimmicks, hidden fees, or upcharges. We don't charge re-leasing fees, vacancy fees, turnover fees (beyond actual costs), or maintenance oversight fees. We can also assist you with buying or selling your multi-family investment.

Management Services
Report
We both own and manage large apartment communities, so we have firsthand knowledge of large community management. We also have experience working with Section 8, the Affordable Housing Program (AHP)/Land Use Restriction Agreements (LURA), and HUD. Small to mid-size communities require a specialized management approach.
Mid-Size Multi-Family Management Services
Report
Mid-size apartment communities require specialized budgeting and maintenance schedules to help you maximize profits. Because these complexes are generally not large enough for on-site, we instead utilize territory managers to ensure the needs of our mid-size communities are met. Some of the services we offer to our mid-size community owners are below.
Single Family Home Management Services
Report
We manage a portfolio of single family homes and duplexes. We offer comprehensive management services, beginning with advertising and leasing and continuing through turnover. We typically charge a monthly fee of 8% of gross rents collected, subject to a $100 minimum. Provide owner with access to owner portal which allows owner to run a multitude of financial reports.
Investment Services

Let our experienced real estate team help you buy or sell your investment property. We can help you analyze market conditions, scrutinize budgets and pro formas, and discuss due diligence considerations. Sellers: Before you decide to sell, we will have a discussion with you about 1031 considerations, anticipated due diligence concerns, and the ways to make your property the most marketable.
