Report
The professional home inspector is a member of both ASHI and InterNachi and has completed over 25,000 inspections. The inspector is trained and educated to inspect all aspects of the home. A home or building inspection will encompass all of the following items that are readily accessible. Every inspection should include a written evaluation of all of the foregoing.
Pre-Sale
Report
Pre-sale inspections are a great idea before you put your home up for sale with a realtor or selling yourself. The idea and purpose of a pre-sale inspection is for the seller's to identify any defects or problems with the home prior to the listing so that these items can either be repaired or the price can be adjusted.
FHA Compliance
Report
While all FHA loans require property appraisals, not all of them will require the submission of an FHA compliance inspection. These are only needed in specific circumstances. For example, if you are purchasing a home that is going through major remodeling or reconstruction or if it is being built brand new then you will be required to have this inspection done.
Roof
Report
Roof inspections are sometimes ordered by the lender in order to determine the life remaining of the roof surface. Some lenders require that there are at least 3yrs of life remaining on the roof surface. As an inspector, I have over twenty 20 years of experience conducting roof inspections. Roof inspections are included in a general home inspection.
Basement
Report
Basement inspections are part of a home inspection. Sometimes basement inspections are needed to help figure out the cause of basement moisture. Many factors go into finding the cause of water penetration in a basement. As an inspector, I can offer a truthful opinion as to the likely source of where the water is coming from.
