A general home inspection covers each aspect of a property's condition and can identify you of potential or existing issues. This inspection is required by insurance companies prior to insuring homes 30 years or older. It covers 4 areas of a home: HVAC, electric, plumbing, and the roof. In Florida, most insurance companies require this report before insuring a home due to the potential of hurricane winds.

A pre-listing inspection (Also referred to as a Seller's Inspection) is a powerful marketing tool when it comes to selling a home and this will give the seller the upper hand when it comes to negotiations with potential buyers. The seller takes this report, and examines potential issues found during the inspection and makes repairs as needed before the home goes on the market.
Condo & Town Home Inspections

A condo inspection is done with same attention to detail as a common home inspection. The difference is that the exterior, attic, roof, and site areas of the unit that are a part of the Home Owners Association is typically responsible for, are not always included, resulting in a reduced cost for an inspection.
Wind Mitigation

Wind mitigation utilizes certain building techniques that prevent or at least limit the damage caused by severe storms or hurricanes for homes located in Florida. It focuses on structural and nonstructural ways to protect and strengthen buildings against intense winds and flying debris. Some common features include rated roofing materials, storm shutters, doors, and windows, etc.
4-Point Inspections
Report
Many insurance companies are starting to require 4-Point Inspections before implementing new policies on homes, usually older than 30 years old. They want to insure that what they are insuring isn't defective, will last a while and they wont have a claim soon after coverage begins. A 4-Point Inspection highlights only what the insurance company needs when determining coverage.
