Prior to your closing, Dependable Title will advise you of the total amount you will be required to bring to closing. This figure will include all necessary fees from McBride & Son, your lender, and Dependable Title. Typical closing charges include real estate taxes, title insurance, closing fees, homeowner's association assessments, mortgage inspection survey, flood letter, federal funds transfer, etc., some of which may vary by community.

After closing and owning my home for a fourth of the year my tax bill came. After talking to the county assessor they determined that the property taxes calculated by Dependable Title as of closing was about half of what they should of been. Might be worth paying for a different title company if you close with McBride as I would of made up the difference had the taxes been correct.

Costumer Service is not their strong suit at all. I found them to be extremely unyielding and inflexible when it comes to setting dates and times of closing. They could not accommodate my schedule at all. In today's dynamic economic environment you need a title company that will be able to provide services that meet the needs of the costumer.
