Home Buyer Inspections

Our comprehensive home buyer inspections evaluate all major systems including structural components, electrical systems, plumbing, HVAC, and potential safety hazards. We provide detailed reports with photographic documentation and repair recommendations to help buyers make informed decisions. Our inspections follow Illinois Standards of Practice and typically identify issues that can save clients thousands in future repair costs.

Radon Testing

We conduct professional radon testing using state-certified RADALINK monitors that track radon levels, temperature, and humidity hourly. Our reports show fluctuations over the testing period, providing more accurate results than traditional charcoal tests. Illinois-licensed technicians follow EPA guidelines to measure radon concentrations and provide mitigation recommendations when levels exceed 4 pCi/L.

Pre-Sale Inspections

Pre-sale inspections help homeowners identify potential issues before listing their property. Our detailed assessments cover all major systems and components, providing sellers with actionable information to address problems proactively. This service often expedites the sales process by reducing negotiation points and increasing buyer confidence through transparent disclosure.

Termite/Pest Inspections

Our pest inspections focus on identifying wood-destroying organisms and conditions conducive to infestations. We examine structural components for evidence of termite activity, moisture damage, and other pest-related issues. The comprehensive report includes photographic documentation and recommendations for treatment or prevention measures to protect property investments.

Light Commercial Inspections

We provide commercial property inspections for small businesses and investment properties. Our assessments cover structural integrity, mechanical systems, safety compliance, and maintenance needs. The detailed reports help business owners and investors understand property conditions, plan for capital expenditures, and ensure regulatory compliance for commercial spaces up to 25,000 square feet.

Chris did an excellent job with our home inspection and radon test. Clear descriptions and images of each issue were included in the comprehensive inspection report, which was given to us promptly (next day, I believe). Chris is also friendly, communicative, and professional. We were on the same page every step of the way. He made us feel confident that we had all the information needed to move into a safe home. I would recommend his services to anyone!

As first-time home buyers, we loved using Chris for BOTH of our house inspections. We unfortunately terminated an offer on our first house but called him in again for our second. He was very thorough and informative in his inspections and answered any questions we had. He also offered us a discount since we were first-time buyers. He also gave us a book that talks about stuff you need to know about upkeep and maintenance stuff we obviously would never know about if we haven't owned a home before.

Chris, thank you for the professional expertise in the area of home inspection. I have great confidence in the inspection report and the work you have done to provide the neccesary information that is needed to make the home buying process that much easier. Very detailed and attentive. Nothing was missed and in Chris's words, "I always try to inspect every home as if I were buying it." I can say he holds to those words. THANK YOU CHRIS!

Chris was very professional and thorough while he performed the inspection of my house. He was even willing to explain what he found while he was conducting his inspection. The other thing he was willing to do was answer all of the questions I asked him. The report was another thing that blew me away. The report he sends you contains pictures, explanations and suggestions. I highly recommend you hire him if you want an honest opinion and a professional.
