Our informative reports are laid out in an intuitive manner. Different areas of the home are clearly labelled and major systems (heating, electrical, etc.) each have their own section. Full-color photos are included, with helpful notations. At the end is a summary grouped by defect category.

Please keep in mind that our Sample Report is for example purposes only, it is not a full report and does not include every section or component that a full report will cover.Defective: This is an item that is not installed properly or not functioning as designed, such as a faucet that leaks. This category also may included systems or components that are past their expected service life--whether they are functional or not.

Below is more information on issues commonly found on Home Inspections. If any of these appear on your Home Inspection Report, it may be helpful to you to read the notes below. Please remember that your Home Inspector is not a Code Inspector. While local building codes are meant to keep the general public safe, an Inspector's primary goal is the safety of their clients as it relates to one specific property.
ABS (acrylonitrile butadiene styrene): Rigid black plastic pipe used only for drain lines. A/C condenser: The outside fan unit of the air-conditioning system that removes the heat from the Freon gas and turns the gas back into a liquid, then pumps the liquid back to the coil in the furnace.

AFCI (arc-fault circuit interrupter): A device intended to provide protection from the effects of arc faults by recognizing characteristics unique to arcing and functioning to de-energize the circuit when an arc fault is detected.
The term damp-proofing generally applies to surfaces above grade, while the terms waterproofing generally applies to surfaces below grade. The term deck is also commonly used to refer to the above-ground floors in a multi-level parking garage. When expressed using the metric system, it is numerically equal to the specific gravity of the same substance.
TECO clip: A metal strap that is nailed to secure roof rafters and trusses to the top horizontal wall plate. TECO stands for Timber Engineering Company, a U.K.-based company whose laboratories conduct physical testing and certification of timbers and similar building materials according to their use as defined by the IRC, IBC and ICC.
