Although most loans require an escrow account for the pre-payment of taxes and insurance, some borrowers will have the option, on some loans, to bypass the need for an escrow account, thus lowering the prepaid fees at closing. 20% or more down payment is required to remove the escrow requirement and some fees may be associated with the election to bypass the escrow account.
