This place was a decent place to live until it came time to move out. Phuong, the building manager, started to evade my emails about getting our security deposit back. Then when she finally got in touch, she alerted us that she would be keeping almost our entire deposit despite the fact that there were no damages. She made us pay for the routine carpet cleaning and painting that Zephyr does in between each tenant. When it came time for her to send the small bit of our security deposit back, she said she could not guarantee the check was sent out and had no visibility into it. As you are considering

Extremely overpriced apartments in a decent neighborhood.
What I like about these apartments:
* Friendly staff
* Location is on the quieter and safer end of Capitol Hill
* Balcony was a decent size

Last week was a great reminder of why I am grateful to have found Zephyr. I had a maintenance issue, nothing major, but something that ideally would have been fixed before the holidays. Sarrah not only fixed the issues, but did it taking my dog sitter and my work schedule into account, during (what I can only assume) is a busy maintenance week due to the holiday. Beyond the maintenance team, the management team does an incredible job of creating a community here. Arielle is kind and accommodating and goes above and beyond her duties by creating thoughtful tenant events and opportunities to connect

5* for the living experience at Zephyr. My unit faced out onto a quiet street, Aurora was an awesome resource in the leasing office, and the unit was airy and comfortable.
My 1* review is as a result of my move-out experience. It rests on two factors:
1. The level of over-charging on the security deposit
2. The attitude and stonewalling I received from the new person in the leasing office. Aurora has unfortunately left for a new position
I had my unit professionally cleaned and treated it well as a tenant, so I was expecting to get most of my $600 deposit back. $250 went to mandatory expenses

This is my and my husband's second apartment in Capitol Hill and we couldn't be more pleased. Aurora and the rest of the office staff are friendly and attentive. The fitness center and roof are wonderful amenities and well maintained. The units are spacious for the price, and you can't beat the location just off Olive and convenient to the rail station and Cal Anderson, without the noise of Broadway. Maintenance is highly responsive. We've only had a couple of minor issues and they were fixed almost immediately. Highly recommended.

We've been at Zephyr for a year. 99% of life at Zephyr is easy, with total freedom on the renter. The 1% that isn't involved me having to pay $150 in fees, all because I missed an email. More details below:
Zephyr switched to a new rent platform (our building's asset manager says the move was to save money). We were notified by email weeks in advance, and I admittedly didn't notice the email, though it came. Then I was on vacation during the week the switch happened, and didn't have the ability to check email. I assumed my rent would be auto-debited like any other month. I got home to a $150 charge

Beware of the Bait & Switch.
I was shown a unit that was guaranteed to be the exact same one becoming available. I decided to apply and put down the deposit and reserve the unit. 4 hours later I received an email that the unit was not nearly the same as the unit I was shown. No deck. No bedroom. Different square footage. Non-simlar layout. I have yet to receive any refund for the $400 deposit and $40 application fee. They offered me $25 off the rent price as a consolidation for the error.
This occurred on Saturday 8/11/2018.
The craigslist ad for the same unit is still running as of today

As I am about to reach three years living at Zephyr, I wanted to take the time to share why I choose to stay.
The property managers over the years and now are more than I could ever expect. They adapt to the needs of those of us who live there and makes living here feel more like a home I own than one I rent. Property Manager Shina is responsive to all questions and requests, is proactively helpful and greets every situation with a smile and can-do attitude.
My apartment is a single bedroom with den and it has become my Seattle sanctuary. Maintenance and upkeep of the apartments and shared spaces

I moved here from a more pricey apartment building in Seattle, and almost instantly fell in love with the location. After living here for over a year, I can say with confidence that this place is a great fit for me and my dog! I especially like the management - Shina and Brittany! They are both very friendly, genuine and attentive to concerns :)
All in all, if you like a location just off the main road, so it is noisy when you walk out but calm when you enter the building(rest of the prices etc seem to be either slightly below or at par with new buildings in Seattle), I think this is a great place

I love living at Zephyr Apartments! It's a clean, modern and quiet place to live. Shina always makes me feel welcome and has gone out of her way to help me out, it's like having your bff at the front desk. The rooftop view is amazing and residents have always been more than willing to join parties in the shared space. Out of the many apartments I looked at before signing a lease, Zephyr was the only one that I really felt at home at.

The building is in a great location and the apartments are relatively spacious and well structured. But the biggest advantage is the building managers, and especially Shina; Not only she is taking care of everything in the fastest and most efficient way possible, she has a genuine caring and warm personality that leaves you worry-less knowing that someone really cares about you and your needs.
Oh, and the view is also not bad ;)

Great apartment in Capitol Hill! We moved from NYC to Seattle in Sept 2016 and wanted to continue city living. Zephyr is super clean and new. Our unit faces west and we have amazing views of the Olympics and the Space Needle. We get a ton of light in the summer. We're really happy with our unit. Two thumbs up for the building's rooftop. I can walk to work (South Lake Union), the Cap Hill neighborhood has pretty much everything you would need and the Light Link is a few blocks away. Shina, the Assistant Manager, is super friendly and updates residents when necessary.

Great location and amenities, but I've never lived in a building less willing to work their tenants. For example, I just realized I was charged for an extra pet for an entire year because I told the leasing manager at the time that I might move my cat with me. After asking for a credit, I was told that "unfortunately, there's nothing we can do." This roughly translates to "unfortunately, we know there's nothing you can do about it."
Additionally, they have a very odd transfer policy where you'll be "on the hook" for both units unless they rent

I've lived here for a year and just signed on for another year. I really love the location, the amenities (the rooftop is awesome) and the management. It can seem a bit pricey, but it's superior to anything you'll find in this neighborhood and the property manager, Aurora, makes sure you are taken care of. I would definitely recommend living here.

Living here was a nightmare. The alleyway was super loud, funneling noise from the bar on Olive directly into the apartment. The LED streetlights, in addition to being completely ineffective at preventing creeps from shooting up outside the apartment, were blindingly bright in the bedroom.
The maintenance guy and the woman in the office are nice, but they are at the mercy of the worst property management company I have ever dealt with. I know renting anywhere sucks, but never before have I been subjecting to so many unnecessary unit inspections, with minimal notice and days-long windows. Asinine

I lived here for a little over a year and really enjoyed it. Having lived in many apartments in many cities over the years including NYC, San Francisco, Philadelphia, Portland and a few abroad (Paris, London, and Sydney), I have experience when it comes to the rental market. Zephyr was the nicest apartment I lived in. There was a row house in Philly that was pretty special but that was a house.

I have been living at the Zephyr for about two months now and I couldn't be happier with it. The location is perfect for me. Easy access to everything Capitol Hill has to offer, but also super convenient to get around Seattle. I drive a lot for work, so being close to I-5 is really nice. The neighborhood is very quiet, especially considering it is in Capitol Hill. I lived in Ballard prior to this, which was surprisingly very loud compared to the Zephyr.
The layouts are really nice. I have found that most of the buildings I have looked at in Seattle have really strange apartment layouts
