We hired Bryan to do a complete inspection of our new home. Bryan's inspection report came back with very few issues, the issues that were noted were minor and easy to fix. Fast forward a month later when we finally move on and my wife goes to use the oven, after about 2 minutes it belching a heavy acrid smoke out the top oven. Upon inspection of the oven we find the bottom of the upper oven is completely deteriorating, not only is the enamel peeled off but the metal is coming apart. After questioning Bryan about it he refused to take responsibility for completely missing this. He started

It is very unfortunate that disgruntled sellers are allowed to post reviews for a service they themselves did not even pay for.
Bryan was very professional and his report was detailed with quality photos and videos reviewing the problems he found in the home. His attention to functionality was especially appreciated. Bryan Kirkham recently did an inspection for my husband and I. We have a new construction home and there were a few things that needed to be repaired. Bryan did an amazing job! The way everything was organized and presented to us was fabulous! The program he uses is like no other! Normally, home inspections are confusing to read and they send you endless amounts of paperwork. With Bryan, we were presented with the important things we needed to fix. Bryan kirkam missed some major issues that were so obvious, walls peeling from a roof leak, a driveway that had to be replaced, downspout that would dump water against the foundation, he couldn't find the main water shutoff which was the first door at the bottom of the stairs in the basement, that room also had live electrical wires from a light switch. And he says how thoghou he is. I asked questions about the radon test, they went unanswered. It cost me $400 for the inspection and $150 for a radon test. What will he cost you ?

Bryan has done 3 inspections for me for investment properties. He is very thorough. I love the photos and videos he takes. The reports are very organized and easy to review as well as for making "to do" lists for repairs/ replacements which is helpful for negotiating potential real estate transactions.
