Tish has been in the Property Management field for 11+ years. She has experience in leasing, field work, and other administrative tasks. She also has over 20 years of experience in customer service. She assists our residents with their concerns, owns the delinquency process, and partners with our Property Managers on all field operations.

David has worked in real estate as owner/landlord, as Leasing Representative and Property Manager. He holds a BA from University of Louisville and is a graduate of Weikel Real Estate School. He is a member of Kentuckiana Real Estate Investors Association. Clay is a former US Marine Military Policeman.

In the event that we cannot rent your home in 30 days or less, we'll offer you two months of management for free. Otherwise, the first two months of management fees are on us. The home must be vacant - We can't rent a home that is occupied or not ready for a tenant to move in. We set the rental price - We have a set process for determining market value and do not guarantee days on market when listing above market rate.

We also post to Craigs List, Facebook Marketplace, GoSection8.com, place signs in yards, signs on apartment buildings, use banners as needed, and maintain a list of prospective tenants. We use Tenant Turner lead management software to provide instant responses to all tenant leads emails and phone calls.
Tenant Screening

Resident Screening requires a systematic approach in order to stay compliant. Choosing the "best" tenant may be a form of discrimination. Choosing a qualified tenant is the right approach. We have identified screening criteria to help accurately identify tenants who will treat your property right. In fact, we guarantee the tenant will stay for 12 months.
Preventative Maintenance
Report
Gutters require cleaning, sealing, realigning, and inspecting gutter boards. It is an activity that most people pass on to the Single-Family Home Resident. However, the risk of damage is too high to be covered in a security deposit and servicing gutters is not an activity tenants know how to do properly and, in many cases, do not have the tools necessary to do it.

We have in-house Make-Ready Turn Crews ready on staff and ready to work. We start the vacant property make-ready process by providing a fully itemized fixed-price bid. When there is a change, we submit a change order. We staff 100+ inventory items on hand in our 2,500 sqft maintenance facility centrally located off Fern Valley Road.
