Unattentive management. If you log a ticket, they will attend to it after 3 days. I ask for a fix in my toilet, i didnt get anything the next fay so i informed the office. It was still unattended. Imagine a toilent not flushing for three days? Elevator always broken and j have told this to the leasing office but it wasnt still fixed. Imagine carrying heavy stuffs from parking to fourth floor using the stairs? Apartment is just ok bit the management is sooooooooo pooor. Definitely not recommended

One of the most beautiful and amazing places to live in the heart of downtown San Jose, Ca. 33 S 3rd st apartments is centrally located with all the best restaurants and clubs. I love it here because it is kept clean all the time. There are no pest, security and comfort are the some of the best qualities.

I've recently moved in and I love my new home! It's spacious for downtown, huge windows and so modern! It's downtown living so it does get busy on the streets and the homeless but the community itself is clean and quite. Eddie and his team are super helpful and made my move in a breeze!

AT&T Fiber internet is available here, so you're not stuck with Comcast, which I consider a big plus.

Not going to lie, when I first found out I was going to be moving into this complex I looked at the reviews both here on Yelp, and on Google. I was a little uneasy to see that majority of the previous reviews were negative, but being that I needed to move out quickly, I glossed over it.

I've been living here for a month now, and the new management practices being done under Eddie and Harman have been nothing but helpful, transparent, and extremely accommodating. It probably has been the smoothest move-in process I've been a part of.

In the past, I had issues with small bugs coming in from the patio and I've also had issues with the washer. These issues were immediately tackled by Josette and her team as quickly as possible.

Josette is very responsive, and she honestly puts an effort to make sure my complaints are resolved.

My only complaint with this apartment complex is the surrounding area, but you will find crime/homeless ANYWHERE in downtown. If your looking to be close to San Jose State University, this apartment

Love the floor plan and the apartment. Yes, there have been ups and downs with the management in the past year, but the new management and staff are awesome. Josette and her team worked hard to find a permanent solution to the pesky HVAC issue in the apartment. Now, if only the apartment complex had a pool....

There appears to be a turn around in what is going on with the management. There was a change in ownership about 6 months ago followed by a change in the office.

There has been a big improvement in maintenance since then. Communication has improved quite a bit with regular notification of outages for general repairs and issues when they occur.

Recently we had the first fire inspections in over two years.

My recent requests for repairs had a respectable turn around time. Delay was on my end not theirs.

As for some of the other issues being reported. There is a noise problem

The move out fees were unwarranted and was charged an extra month of rent after giving my move out notice many months in advance. Broken appliances constantly and management is always slow to work but fast to charge an arm and a leg for anything minor. DO NO LEASE HERE.

For the quality of service you get in 33 South this apartment is definitely overpriced, just because it is in downtown San Jose and close to the University, Management is easily the worst, you have to send countless emails and phone calls to management before any action is taken.

The apartment in general, the townhouse is the worst, centralized air conditioning on paper only, it does NOT work. The AC does not work in the bedrooms upstairs.

Suggestion:
If you guys plan to not repair the AC units make sure that you get rid of the ceiling to floor windows because it makes living in the apartment

Will give negative stars if I can. Office people have behave like they own the world. Did not process the application for almost more than a month despite taking the application fee and deposit upfront. Rosemary is one of the most rude person I have known. Not at all a good experience.

I do not currently have hot water in any of the three (3) faucets in my apartment. I have reported it to the management numerous times. It takes me, on average, 15 minutes to HALF AN HOUR to get tepid water.

After a month, I finally received this response from the management:

"I think we spoke about this before, but to reiterate the side of Building A where you unit is located has ongoing issues with hot water. Unfortunately every unit on this section takes longer to receive hot water due to the angle of the pipes take. This is a result of the original installation of the water system
