We offer comfortable and affordable rentals in Western Wisconsin. Our River Falls, Hudson, Roberts, Prescott, and surrounding area rentals range from 1 to 4 bedroom apartments, townhomes, twin homes, duplexes and single-family homes and houses.

We also offer rooms for rent close to UWRF campus. We have several places to rent that are typically for students, but we also manage many places that are not necessarily student rentals. Errors and typos do sometimes occur when entering the information for individual listings. No agreement has been made until it is in writing and signed by all parties.

From 1999 to 2016 BPM grew from managing 25 rental units to managing nearly 400 units.

This handbook explains most BPM proceedures and policies, it is considered part of the lease. This is a list of fees/fines/charges that accompany the Non-Standard Rental Provisions agreement in our lease paperwork.

Pet Policy

Boles Property Management is not the owner of the units that we rent out. The owners of each individual property decide if animals are allowed. As a result, animals are allowed at some, but not all, of the properties that we manage. When allowed at a rental unit, there are many restrictions and rules with regard to animals.

Tyler isnt the worst guy or landlord to exist. But I definitley wouldnt suggest renting unless you are a family because if you're not a family what you have to say probably wont be prioritized highly.

Being family owned doesn’t mean anything nowadays. If anything it means it’s easier to break the law.
When your application comes to Boles, it doesn’t compete against set requirements. It competes against a pool of applicants and Tyler said he chooses who he feel is the best renter for him.
*That is not fair housing practice and allows room for discrimination.*
He wasted my time having me drive 20 minutes to see an apartment I had applied for but he didn’t run the app. He runs it after he meets the pool of applicants.

I’ve rented with Boles for 3 years. Tyler and Robin and very easy to work with. As long as you reach out to them, they are very understanding people. Don’t trash your apartment and you’ll get pretty much your full deposit back.

They WILL overcharge you for a low-quality place and they WILL NOT give back your security deposit. I rented with BPM at two separate houses. Believe me when I say that if you are a college student and want to work with honest landlords who legitimately care about you, instead of treating you like you're just another dollar in their pocket, do NOT go with Boles.

I would give more stars, but there is a landlord named Kassi that is very difficult to work with. Very unprofessional and creates a hostile living environment. I cannot wait to be able to get out of this lease and potentially use another boles property that she is not involved in.

Rented from Boles Property Management for 3 years, and never regretted it. If I didn't have to relocate due to a career change, they would definitely still be getting my business. One of the most ethical and understanding landlord's I've rented from, incredibly fast maintenance request turnaround, very prompt communication, and very diplomatic when it comes to resolving tenant disputes. If you have an opportunity to rent one of their units, I cannot recommend them highly enough

They are fine unless you ask them questions. They respond quickly, but eventually rudely. The turnaround time for collecting the rent is about 2 weeks, which is too long. I would never use them again or recommend them to anyone.
