My daughter has decided to live here for her Junior year. They have been so amazing to work with. I have been working with Emma for all the room layouts/ lease documents and I had a few questions, Emma called me back ASAP to walk me through the process. This entire process has been seamless thanks to Emma being so knowledgeable and professional!!!! So glad my daughter will be living here!

Don't know where to start. Let's start with I haven't had our issue resolved since October. We have spoken to several managers, "agents" and all make promises to get back to us and never do. Its a rent issue that they say they cant fix the system because they don't know how to. They want us to pay for a month that we didn't even move into yet. My son claims always cold water when he showers. Other than that he is happy. But to get the rent issue resolved is non existence. They will charge late fees but don't address the real issue.

My daughter rented here 2020-2021 for her sophomore year at UA. It was a great location and she had the best roomates. The building was brand new when she moved in. It was any girl's dream apartment. However, there is never any managment around when you need to speak to someone. Everthing is done through email - which they never answer. The common areas are filthy! The WORST part is that my daughter is still waiting for her deposit refund. They said they "sent" it but we have never recieved anything. Their statement date is Aug. 18, 2021 shows they still owe my daughter $742.50.

Move in was nice, with a team there to bring everything to your room. Since then, it’s just been downhill. They told us they would have the garage door set up in September, and still haven’t done anything about it. At this point, the garage is public, and it’s next to impossible to navigate the already tiny space because people without passes park along the wall. This place is horrible. Management is incompetent and unresponsive. As someone above put it...they are deceitful. I was told my first months rent was a security deposit because we were not there a full week and charged 1k. It was not until I moved out that I was told this was not the case and they would not give me any deposit back. I also had flooding in my apartment from a sewer line for 2 months that smelled horrible. It led to mold which meant our whole wall and flooring had to be replaced. Place simlply sucks. They are always fast to gouge you for money, but when things on their end break, they take there sweet time to fix it or blame others. For example when the power went out, they blamed TEP. When I called TEP, they said they were unaware of any blackouts in the building. Hot water was broke over family weekend, not a single text was sent out about it. Was not working for over 40 hours, not a word said. When I moved in, the floors were disgusting, holes in the couch, ripped mattresses, and not a single apology from management. They claim they are going to get new furniture, but

As a parent of a student that lived there last year, I can tell you from experience to you should look elsewhere for student housing. It was a brand new building when my son and his friends moved into several of the apartments last year and there were several problems. Right before they moved in we were told about a concrete pole in the middle of my son's room that they didn't notify anyone about. They did give us a credit, but if it hadn't been so close to the start of school and not being able to find another place for them, they wouldn't have even moved in. That was just the start. Horrible customer service, organization, and the apartments are made cheaply yet priced so expensively. Everyone who works here is rude and unorganized. Because of their lack of organization, we pay more money than we should. They take advantage of college students like every apartment does by the university. I recommend living off campus.

DECEITFUL is one word that comes to mind regarding the management of this complex. The positive lure of its relative newness/amenities and close proximity to campus is real, but if you decide to rent with them, be prepared to lose most of your $500 Security Deposit. We rented a studio apartment over the summer of 2021, taking over someone's lease for the last 11 weeks. We were delayed from moving in "so they could clean it" - which was complete BS as the apartment was beyond filthy when we entered - it looked like the previous tenant had a beach party every night and NEVER ONCE cleaned

Thank-you OLiv team for a great move-in! Pulled up and you unloaded both cars quickly and by the time we parked everything was in the room. Couple fixes needed at the apt, placed repair orders and within 24hrs everything was completed. Thanks again!!

Wow! We had move in today and it was an experience like no other. All I can say is that it was IMPRESSIVE! We pulled up to the move in area and 30 seconds later the car was emptied out by movers they hired to help the tenants move in. 10 minutes later, it was in her apartment. They had food, drinks, an elevator attendant (who was also a DJ for your ride) and tons of employees holding the doors and answering questions. It really was an easy process and super impressive. Great job Oliv!!

When we moved my daughter it went very smoothly. Anthony greeted me when I rolled up & quickly explained the process. The crew unloaded my truck quickly & efficiently and got everything up to the apartment without any fuss, Thanks to all for making it go so smoothly…👍🏼

Just moved in here. My apartment was never cleaned from the last guests in the midst of a global pandemic. There were used feminine products on our floor and clumps of hair blocking the drains in every bathroom. Every room had dirt on the baseboards. We were never allowed to tour our room because of “cleaning”, yet no cleaning occurred. We also paid for a good view and are looking out toward an alley way. Every time we call to get help they give us an inconclusive answer. Would not recommend living here :)

If you love your son or daughter, do not let them live here. It is unequivocally the single worst experience I've had with any housing or apartment unit in my entire life. It is so mismanaged that it's a joke. I hope your kids don't want to spend time at the pool because it seems to be closed every other weekend. When you walk into the building try to avoid stepping on the dog crap, or the vomit, as clearly the apartment doesn't clean up in the common areas. Seriously, when you walk in look at all the carpets in the common area of the apartment as well as the hallways they are

Management could not be worse. I pay an absurd amount for parking each month for a "guaranteed" spot however multiple times a week there are people there and the office does nothing to get it removed. I am almost going on day four with someone in my spot and when I was told to park somewhere else, I was told I was going to get towed. Funny how I have been trying for days to get this sticker on the car in my spot but only took them a couple hours to sticker me. Save your time and the hassle and don't live here.

Everything about this place feels rushed, sterile, and in-genuine. The people who work here always seem frazzled and annoyed with their jobs. I spoke to two people, one of which was a frat boy who projected vibes that immediately made me want to live anywhere else. The other was a lady over the phone who called to follow up after I toured here, and when I told her I was no longer interested, she immediately became cold and did not ask what made me have any hesitation, but said "okay." and hung up the phone. All this place is after is your money. I suggest saving your time instead of wasting

Where do I start????? When my daughter moved in (Aug 2020) there were so many issues, she and her roommate completed the form and sent it in. NOTHING has been repaired. AC didn't work in 100 degree temps. I submit work orders, they submit that they are complete when they aren't. I've emailed and get no response. New problem is dryer takes forever to dry clothes, etc. Three work orders have been submitted, "completed" has been submitted for first work order when no one come to apartment to repair. None of the residents are wearing masks and we're literally living in a construction zone. They gave me the worst possible parking spot and then gave me a card that was supposed to give me access to the parking garage. The card didn't work and so I called and they were of no assistance. Literally have no idea where to park my car because I need to get to my apartment but there's no free parking on campus. Paying for a parking spot and I don't even have access to it. If my car gets towed I'm going to absolutely lose it. The place is beautiful, so maybe that's what the

Have had issues with contacting the office. No one ever answers the phone. My daughter has been living there a week without a working kitchen sink. No answers as to when it will be fixed.

No Wi-Fi and no AC even though they let us move in! Now are saying they can't do anything about it and for the residents to call THEIR building contractors. Way to not take responsibility! Students need Wi-Fi for classes. I get that you didn't want to pay late fees for missing move in dates, but now you need to give refunds because this isn't acceptable.
