August continued the steady summer trend of rental rate increases and low-moderate vacancy. New leases and renewals saw a 5.23% average increase in rental rates. At the beginning of the summer, we did see some notices to move-out due to purchasing a home. Recently, we've had none. Could just be a coincidence, but perhaps the sudden interest rate increases have discouraged home ownership for the late part of the summer.

Applications may be denied if the information is unable to be verified within 3 business days. Processing typically takes 2 business days unless there are verification delays out of our control such as past landlords or county criminal records.
If at the time of applying, the applicant wishes to rent the premises, the applicant can pay the security deposit and sign the rental agreement as a contingency lease (the unit is yours unless you are denied via the application process).The contingency is that Morgan Property Management still needs time(typically two business days) to complete the application verification process.

At Morgan Property Management, we treat your home as our own. We offer a wide range of property management services to fit your needs as a landlord or home owner, and tailor our services to ensure that you have the highest level of service for your home. The rent is due on the first of each month. Rent is considered past due at 5:00PM on the 5th day of the month.

If a resident has good credit it is common practice to collect first month's rent and a security deposit up front. The security deposit is held in a separate account as required by real estate regulations. Deposit amounts are typically from 80-100% of the monthly rental rate. As professional property managers, we have access to a couple databases of rental information for the valley.
