A pre-listing inspection is typically purchased by a homeowner prior to listing their home for sale. Knowing the condition of the home and its systems before listing can give the seller valuable insight into what needs to be repaired or replaced and what issues may arise during negotiations regarding the home and the property.
Radon is an odorless, radioactive gas that rises naturally from the earth. It enters the home easily through open crawlspaces, small cracks and openings in the home's foundation, or pathways provided by the installation of utilities. Over time, elevated radon levels can have serious health consequences for those living in the home.
We offer indoor air quality testing using a Zefron mold sampling pump and Air-O-Cell sampling cassettes. The process is quite simple: an air pump draws air through a small cassette containing a sticky slide and the slide catches microscopic particles in the air. The cassette is then sent to a certified lab for analysis and a report is generated with the lab's findings.
It is not uncommon for buried oil tanks to corrode and leak, spilling heating oil into the soil around them. Soil cleanup and replacement of the tank can be quite expensive. If there is uncertainty regarding the existence of or condition of a buried oil tank, having the tank located and soil tested is a wise investment.
Moisture issues are some of the largest concerns when inspecting a house; water getting into areas where it should not be is always an immediate concern. Defects on the roof, though common, can lead to significant issues quickly. Left unattended, even small deficiencies can lead to mold growth in the attic, rot in framing, and water damage to interior finishes.

It's no secret that purchasing a home is incredibly stressful whether it's your first or 20th home purchased. Charley really helped put my mind at ease with his thorough inspection of the property and house. His report was well laid out with pictures, descriptions and scoring. Since it is still COVID times I opted to not be at the house during the inspection. Charley kindly set up a time we could chat about the report over Zoom. He was available for any and all questions. Charley was astounding to have as an inspector. Our house was a new build and we were not expecting near the effort that was provided for our inspection and many things were uncovered that we would not have thought to look at. There is no one else I'd recommend more, and we will definitely be calling Charley for our 11 month inspection as well.

Charley was amazing! We hired Charley through a recommendation from another inspector who was out of town, and luckily Charley was available on the day that we needed. He arrived on time to the property, and took his time inspecting everything. Charley / Caliper Inspections is truly incredible. He did a thorough inspection and noticed every detail you could imagine. He clearly knows all there is to know about homes. We cannot recommend Charley Newhouse enough. The home inspection report was very thorough. It was event categorized and included measurements, photos and steps on how to resolve each issue.
